I'll start by saying that I have a good amount of experience with home repair/construction and have also built my prior home as an owner/builder. The home we are currently buying is older than what I was used to so I decided to get two independent inspections to make sure no deficient items were missed. Jason was the second of the two inspectors, so I had a good comparison of the work done by both. The other inspector was adequate but Jason went above and beyond with the thoroughness of his inspection. Jason showed up to the property early and was already reviewing the outside of the home on my arrival. I really appreciated how he clearly identified items that should be addressed by tagging them with red stickers as reminders. The first inspector poked his head in the attic and just took a brief look around. In the Florida heat, Jason crawled the entire attic and found a few minor issues in the process. His attention to detail was second to none and his report also well documented everything. It has made for the perfect punch list of items that I need to work through upon move in to the home. Lastly, was his knowledge on a few safety items that I was not up to speed with. The first inspector wouldn't even look at the pool equipment. Jason looked through it all and noted that the pool light was not GFI protected. After some research, I learned this is a potential serious hazard that would have otherwise gone unnoticed. I would recommend Jason to anyone without any reservations. He was professional, courteous, knowledgeable, and thorough in his work.

He arrived timely and was ready to get to work. When Jason arrived he greeted us and let us know what to expect from his services both while he was onsite and off, as he would send a complete report when following up. He was very thorough and in fact found some items that needed to be discussed with our builder. He made sure he answered any questions we had regarding the inspection as well. I wanted to take a moment to send my remarks about my experience with Jason Brown. I had an inspector cancel on me 45 minutes before my inspection, prior to reaching out to Jason. I was very upset when he received my call. He was so kind and professional. He assured me that he would be on time, and I was able to get an inspection with him the next day. Just the phone call and Jason's explanation of what he could inspect in my condo assuaged the bad experience with the other inspector. We were supposed to meet at 10am; I arrived at the property early, around 9:40am and Jason was already there. Jason had a very clean and neat appearance, and was very polite. My agent would echo my remarks. She, too, plans to use Jason in the future. Jason seemed to know a lot about his craft and didn't mind the myriad of questions I had for him. He did explain, however, his limitations in terms of hidden or obstructed areas. He was honest in that his inspection couldn't reveal every possible defect. Ask your insurance provider if you need one of the following insurance inspections. If you schedule it at the same time as your home inspection, the price of the inspection is greatly reduced. It is always recomended that insurance inspections be completed before closing so that you are more aware of items that the insurance compaines are looking for that could come at a high cost to replace. Note, these items are not a part of a home inspection.

Do you need a Wind Mitigation Homeowner Insurance Inspection?

As a homeowner with windstorm insurance, state law entitles you to certain qualifying premium reductions, but you cannot get them without a Wind Mitigation Inspection! This is different than a home inspection, it is an entirely different set of forms and measurements. If you have not had a wind mitigation insurance inspection at your current home, you could be PAYING TOO MUCH FOR YOUR INSURANCE! For this inspection I will need access to the attic and the exterior of the property. A Wind Mitigation Inspection is not a guarantee that the insurance carrier will qualify you, that the insurance cost will go down, that the home is insurable, that the carrier will require no other certifications or inspections, or that you will not be required to have work performed after the home inspection. 1st Class Home Inspections Plus does not work for or have any control over any insurance company.

Do you need a Four Point Homeowner Insurance Inspection?

A Four Point Inspection is very specific information the insurance company wants to know about the four systems of the home (Roof, HVAC, Plumbing, and Electric). Generally this is required on homes that are 15-20+ years old. Four Point Inspections require full access to the home. A Four Point Inspection is not a detailed home inspection, which is much more comprehensive in nature. The Four Point Inspection only satisfies insurance carrier requirements of particular home systems and lacks the necessary information for you to make an informed decision in buying a home or its condition for selling. It also is not a guarantee that the insurance carrier will qualify you, that the home is insurable, that the carrier will require no other certifications or inspections, or that you will not be required to have work performed after the home inspection. 1st Class Home Inspections Plus does not work for or have any control over any insurance company.

I am licensed and certified through the State of Florida (HI7729), a Certified Master Inspector, with over 15 years in the industry and over 6,000 inspections. I am a member of International Association of Certified Home Inspectors (InterNACHI) and Northeast Florida Association of Realtors (NEFAR). Prior to this I was employed as a residential construction Superintendent/Project Manager and also employed by the State of Florida as an Investigator of Unlicensed Construction with the Department of Business and Professional Regulations (DBPR).
